Is Roost available in my market?

Roost is currently available in the Greater Toronto Area and Vancouver in Canada. We support single family, roommate, and coliving rentals in condos, houses, townhouses, apartments, and all rental properties.

Am I committing to anything?

There’s absolutely no contract or obligations from your end! We want you to stay for as long as we’re providing value. You are free to cancel your monthly plan at any time, as well as upgrade or downgrade your plan as you see fit.

How much does Roost cost?

It’s 100% free to list with Roost.

On the Leasing Only and Solo Manager plans, we only charge a small 4% leasing fee based on the total lease value of bookings made through our platform. When the initial lease term ends, there is a fixed $25 lease renewal fee to extend the lease for an additional set term or transition the stay to become month-to-month.

If you opt to save time and energy by having Roost act as your virtual property manager through the Portfolio Manager plan, there is a monthly fee of $20 per active lease per month along with a discounted 2% leasing fee and free lease renewals.

It’s always 100% free to use Roost as a tenant or resident.

What about my existing tenants?

Existing tenants are treated like lease renewals: no extra leasing fees apply but there is a fixed transition fee to onboard existing leases and payments onto our automated system. For Leasing Only and Solo Manager plans, the cost is $25. For Portfolio Manager plans, there is no fee.

Additional monthly active lease fees may apply as you add new active leases to your Solo Manager or Portfolio Manager plans.

Do you work with realtors or property managers?

Who does the showings?

Roost supports multiple showing options, including:

• Traditional tours: the landlord representative and pre-vetted applicant tour the property together in-person
• Contactless tours: pre-vetted applicants tour in-person (property access through current tenant or smart lock / lockbox required) as the landlord representative virtually guides them through the property via video call
• Virtual showcase: photos, pre-recorded video walkthroughs, and / or 3D tours are all easily integrated into any Roost listing to showcase your property to pre-vetted applicants who may not be able to visit in person
